The property comprises 85,099 sq ft of Grade A office accommodation across six storeys and has recently benefited from a comprehensive refurbishment. It is currently occupied by a strong media-led tenant base, including Reach, publisher of the Daily Record and other titles, and Sky. HKIP intends to carry out further enhancements to the common areas and amenities, supporting its strategy of creating additional value through active asset management.
The transaction required coordinated advice across a number of specialist areas. The Real Estate team of Kelsey Gibson, Mark Colquhoun, Amie Brown and Hannah Bryson led the transaction and advised on all aspects of the property acquisition, including title and lease reviews, due diligence reporting, risk identification and management and completion of the transaction.
Drawing on expertise from across the firm, the team worked closely with colleagues in the Commercial, Banking and Construction teams to provide advice on the commercial arrangements, financing aspects and construction documentation review. Hannah Ward and Lisa Marijuan led the banking transaction, Caroline Earnshaw and Ellie McLauchlan reviewed the construction package and Katie McLeod ensured that the website/domain name was transferred.
