St Catherine's Retail Park, Perth - investment sale

Advising Moorgarth Group on the £10.5 million sale of a multi-let retail warehouse asset in Perth.

Introduction

St Catherine's Retail Park is a 56,700 sq ft retail warehouse property in Perth, let to B&M, Pets at Home and Wickes.

MFMac had advised the former owners for many years under a wider mandate covering a portfolio of retail assets across Scotland. Our longstanding involvement with St Catherine's Retail Park encompassed its original acquisition, ongoing asset management, funding exercises and lease re-gears connected with major reinstatement works following a fire in 2019.

The transaction

We advised Moorgarth Group on the sale of the investment to French investment fund Epsicap REIM for approximately £10.5 million. The transaction completed in August 2026.

Our approach

Our detailed knowledge of the asset, the wider portfolio and the client's commercial objectives enabled us to identify issues early, make clear recommendations throughout the transaction, and maintain momentum towards a successful outcome. We coordinated the key transactional workstreams and worked closely with the client's other professional advisers, the purchaser's solicitors and the outgoing lender's solicitors.

This collaborative, commercially focused approach supported completion within two months of our instruction.

We valued Chris and his team's proactive and commercially focused approach throughout this transaction. Communication was clear, consistent, and pragmatic, issues were identified early and worked through collaboratively, and they remained firmly focused on achieving our objectives. Their attention to detail, practical advice and willingness to go above and beyond in managing the various workstreams meant we always felt the transaction was in safe hands.
